This is a pet-friendly and charming newly remodeled house. Park w/ playground, basketball courts, and green belt trail are next door. It’s 6 mins to highway i35 and 20 minutes to downtown Austin and ladybird lake. Also, it’s close to lots of shopping areas in less than 30 mins. It’s a great choice either to spend time relaxing in the large TV rooms or exploring the fine eateries in the area.

*****[Additional House Rules]*****

- NO PARTIES OR EVENTS WHATSOEVER. We have a blink security camera on-site and are able to see if you are having a party. This will result in an IMMEDIATE cancellation of your reservation with NO refund.

- Please respect the community. Noise level MUST BE MINIMAL after 10PM! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community!

- No smoking inside of the house all all.

- The listed price is based on 4 people. Every extra guest will be $25 per night on the reservation. If you have visitors staying a few nights, please let us know with $25 per night. However, if more guests stay than what we have told overnight, $100 fee per person per night. (By providing correct total number of people on your reservation, it should be all the total amount. There is no extra charges needed.)

- NO Mailing Packages to the home.

- We love our furry friends, but please let us know in advance. For pet fee 2 or under, it’s $60 per stay. Every extra is $30 per stay. If pets are at the house without permission, there is $150 fee per pet per stay. Please clean their waste in the backyard and hair on the sofa and bed before leaving.

- PENALTIES FOR THE FOLLOWING. Held against the security deposit and a claim will be filed.

**Stolen towels: $20 per towel, no matter the size.
**Smoking in the home: $150
**Late Checkout Past 11am without our consent. $75
**Excessive Guests than reservations. $100 per guest.
**Excessive Cleaning if the place is left filthy with trash everywhere. $150

- This is TX. We got lots of bugs/mosquitos friends. We try our best to treat it and keep it out of the house but chances are that they might sneak in when you open and close the door. If see a couple, please say bye bye and clean them.

Other tips to beat the heat:
- keep the doors to the outside closed. Leaving them open, even while unpacking, makes it harder for the house to cool down.

Great house
House was exactly as pictured. Great neighborhood and the location is perfect. Anything you need is in 5 mins distance. We had a great time laughing and enjoying our stay. We came to see family. There was plenty of room to play games during the day and the backyard was big enough for the kids to play while we grilled. The house is very homey. Had plenty of toilet paper and the rooms are very nice! We would stay here again!!! Great owners who have great communication as well. The house locks on its own so it’s very safe. I definitely give a 5 star review. The beds are very comfortable too!

Worth The Stay
Three colleagues and myself booked this Vrbo in Round Rock (TX) while in town for business. The location is great and close to everything we needed. It was approximately 15 minutes from our conference and an endless number of restaurants. Round Rock is a great community with many things to do for people of all ages. There isn't much to critique about this particular property other than the bathrooms having one ply toilet paper and the beds not being the most comfortable. The house was very clean from top to bottom as were the linens. The main floor living room has a nice 75" television which we enjoyed late at night while hanging out. We did not use the kitchen but it possessed all of the necessary cutlery and dishware if you have plans for staying in and cooking. We could've pulled our vehicle into the garage if we wanted too. The owners were punctual when communicating and forthright about information presented. They seemed invested in making sure our stay was a positive one. When I initially booked the house I thought I had reserved a four bedroom home which this is not. That was my oversight. As a result one of my colleagues slept on the large and comfortable sofa located in the sitting area located on the second floor. He didn't complain about comfort and was pleased with his sleeping arrangements. I was glad my oversight was successfully taken care of by the second floor spacious sitting area and sofa. Overall, I recommend this property without hesitation and hope to stay here again in the future.
